California Senate Bill 721 – SB 721 requires multi-unit buildings constructed of wood structures to have exterior elevated elements inspected and repaired if necessary. These elements include balconies, decks, and stairs. These inspections are mandatory for multi-units building, which have all of the following:
1 Has three or more units, and
2 The deck, balcony, or staircase substantially relies on wood products for structural support
3 The walking surfaces are more than six (6) feet above ground
The first mandatory inspections must be conducted by January 1, 2025. Subsequent inspections must be conducted every six (6) years. Owners of the buildings have 120 days from the inspection report to obtain a permit, and additional 120 days to complete the recommended repairs.
